**Planning ranges assume normal access and sound, previously painted surfaces. Brick homes with mostly trim to paint often come in lower; we’ll confirm on-site.
WHAT MOVES THE PRICE
Size sets the starting point. These six factors move the number up or down from there.
More wall area means more paint and labor. A second story adds ladder and setup time, so a two-story home costs more than a one-story of the same square footage.
Stucco and rough wood soak up more paint than smooth Hardie or vinyl. Mostly-brick homes where only trim, fascia and soffits get painted often come in under the one-story range.
Peeling, chalking and failed caulk take time to fix properly. Standard prep is included in every range; wood rot or heavy repair is priced separately and only done with your written approval.
Shutters, gables, columns, decorative trim and extra accent colors add hand-brushed hours. A simple ranch with one body color and one trim color is the fastest to paint.
Better exterior paint costs more up front and holds its color longer in South Texas sun. Your proposal shows good, better and best options so you choose the tradeoff.
Steep slopes, tight side yards, pools, dense landscaping and high peaks slow setup and protection. We walk the whole property so access is priced in, not discovered mid-job.

COST QUESTIONS
Straight answers to what San Antonio homeowners ask before they get an estimate.
Request a Free Estimate ›Most whole-home exterior repaints in San Antonio fall between $4,500 and $10,500. One-story homes typically run $4,500–$7,000, two-story homes $6,500–$10,500, and large or highly detailed homes $10,000–$16,000+. Mostly-brick homes where only the trim and soffits are painted often come in lower. Your exact price comes from a free on-site estimate.
Mostly because of what's included. A low number often leaves out caulking, scraping and spot-priming, uses fewer coats, or uses a lower-grade paint. Before comparing prices, compare the written scope: which surfaces are included, the prep steps, the number of coats, the paint product, and the warranty.
A typical whole-home repaint in San Antonio works out to roughly $3 per square foot of living space. Treat that as a rough guide only: siding type, stories, trim detail and prep needs can move a real price well above or below it, which is why we measure on site instead of quoting by the square foot.
Yes. Every estimate includes washing, standard prep (scraping loose paint, sanding, caulking open gaps and spot-priming bare areas), covering windows, roof edges and walkways, tying back and draping plants next to the house, and full cleanup. Trimming or removing overgrown shrubs, trees or vines, wood rot repair and heavy restoration aren't included. If your home needs any of them, we'll list them on your estimate as separate line items, and you can have us handle them or take care of them yourself before we start.
Most one-story homes usually take about 3–4 working days on site, two-story homes about 4–6, and large or detailed homes about 6–10, plus any weather days. You'll get a start-to-finish schedule with your proposal.
Yes. We walk your home, measure each elevation, and give you a written, itemized price with clear options to choose from. There's no cost and no obligation. If you'd rather start with a quick read, text a few photos of your exterior to (210) 802-0035.
Yes. We collect 25% when you sign to reserve your start date, and it's credited toward your total. The balance is due when the job is complete, and any touch-ups from the final walkthrough are handled within 48 hours. Texas law gives you three business days to cancel a contract signed at your home; if you do, your deposit is refunded in full.
Spring and fall are ideal, since mild temperatures help exterior paint cure well, and those dates book up first. We paint nearly year-round by working around midday heat and rain and checking surface temperature, so winter and early summer dates are often easier to get.
